The Project
Family Entertainment Centers, such as THE OJAI, take bowling to an entirely new level of popularity. However bowling, on its own merit, continues to be one of the most popular year round indoor forms of recreation. Bowling, being truly intergenerational, has high appeal to families, couples, singles, and makes an ideal anchor for an entertainment center such as The OJAI, as well as neighboring businesses.
Two of the most important age groups necessary for a bowling center are children and senior citizens. With many of Ojai's population being under the age of 18 and over the age of 55, the market's age mix is well suited for a successful bowling, entertainment center.
THE OJAI will endeavor not only to be an exciting and profitable entertainment center for firstly, the local Ojai community and vacationers, but will further strive to become a "destination attraction site" whereby the people of Santa Barbara and Ventura will come to experience our establishment; as we have done with theirs for many years.
Whether, the public comes to dine, dance, hear music, watch sports, play billiards, and have drinks at The Phoenix Restaurant and Bar; throw a party; hold an event or meeting; hit at the batting cage; play games at the arcade; utilize our internet hot spot while enjoying a gourmet coffee; peruse the local art work displayed; or simply to bowl and enjoy time with friends, they will leave having experienced a uniquely exciting, comfortable, inviting, and professionally operated establishment.
The most successful entertainment centers today feature intimate spaces throughout the center that cater to the different types of patrons - league bowlers, open players, party event participants, and patrons who come to eat, drink, and socialize. Thus the project is designed with the following five major areas in mind:
- 12-lane Bowling Facility/Concourse/Pro-shop
- Restaurant & Bar
- Arcade
- Billiard Room
- Party/Event Room
EXTERIOR
The exterior building is designed in a modern, ranch-style incorporating french window and door systems, outdoor dining with fireplaces and a grassy section where children play. The overall feeling will be one of comfort - a relaxed elegance.
SITE PLAN
The site plan was well-thought out from a functional, esthetic, and Low Impact Design (LID) standpoint. The site will be pedestrian, bicycle, and even horse friendly! Incorporated into the site design is an alee (tree canopied walkway), bicycle racks, horse hitching posts and trough, a trolley stop, rain gardens, bioswales, lawn, an herb garden, and a batting cage. The asphalt will be covered in beige colored chip and seal for esthetic purposes and to reduce heat.
Whenever possible the project will utilize solar and well as other energy and water saving measures.
INTERIOR DESIGN
The interior design is sophisticated, original, and urban. The design incorporates flexibility so as seasonal and functional changes can be made. The decor and ambiance will set the stage for a fun and friendly environment in which everyone enjoys interacting.
